An unusual commercial opportunity to buy the freehold and business of a well-established holiday complex in Andalucia, comprising a restaurant with 50 covers inside and 100 outside plus 10 self- catering cottages and a three bedroom apartment.
The whole site is tastefully landscaped with a total area of approx. 18,113 m² (approx 3½ acres sts) and surrounded by olive groves. There are wonderful views to the south over Lake Vinuela and mountain ranges on other aspects.

The Restaurant:
Rated number 1 in the area by TripAdvisor. Totalling about 150 m² inside with 50 covers and two terraces outside with space for over 100 covers. The main terrace has sun blinds to each of three sections. To the side of the main terrace is a bandstand that can be used for additional seating or musical entertainment. Inside the seating and bar area is built in rustic Andalucian style with beamed ceilings and a large log burning stove. There is a small reception area and fully equipped bar with glass washer and refrigerated wine and drinks storage. Just off the bar there is a children's playroom and also male and female toilets. The kitchen has all the usual commercial appliances including a cold room, steam oven, service fridges, freezers, gas hobs, dishwasher; some of which use the 3 phase electric supply. There is also a wine bodega below the kitchen and a store room above with self-contained office. Alongside the terrace, for the use of diners' children, there is a swing park with see-saw, swings, slide and sand pit, and a pay to view telescope.

The apartment above the restaurant:
Comprises 150 m² of living space with three bedrooms and two bathrooms. It is also built in Andalucian rustic style with high beamed ceilings and in one bedroom there is a Japanese style loft room. There is reverse cycle air-conditioning to the bedrooms and a log burning stove in the sitting room. One bathroom has underfloor heating. The kitchen area has gas hob and oven, fridge/freezer and large work surfaces.
Outside there is a long terrace running the width of the building with part covered and part open to give the best of both worlds for sun worshippers. It is here that the live webcam is mounted and it shows the magnificent views over the valley below. There is also wi-fi here and three other zones throughout the complex.
The apartment can be divided into two and configured as two bedrooms with one bathroom or three bedrooms with two bathrooms. It has access either from within the restaurant or via an external staircase. It is normally rented out but would be ideal on-site accommodation for the owners or as a staff annexe.

The Cottages:

Of the ten cottages there are 6 two-bedroom and 4 one-bedroom layouts all with bathrooms and kitchen dining areas. The kitchens have electric water heating, gas cooking hobs, microwave ovens, double drainer sinks, fridges and are fully equipped with all the necessary self-catering utensils. Reverse cycle air-conditioning gives heating in winter and cooling in summer to all rooms and there is also a wood burning stove for cooler winter evenings. In the cosy sitting room there is a flat screen TV giving Spanish TV and radio programmes. There is also a DVD player. The bathrooms all have toilet, hand basin and a bath with shower over.
Outside each cottage has an enclosed terrace with BBQ and seating area for al fresco dining.
Wi-fi is also provided in and around the cottages and restaurant. The layout of the cottages is very effective with two blocks of five arranged in such a way as to give maximum privacy to all visitors. It has been described as having the feel of a small village.
A deliberate marketing plan has been to make the cottages child friendly with attention paid to safety and the provision of all equipment to suit a young family. This includes everything from baby cots, high chairs, baby alarms, sterilisers, toys, books etc etc. And of course the swimming pool is securely fenced with childproof gates.

The grounds:
All cottages are a few metres from the 12m x 6m soft water swimming pool which is surrounded by large terraces with sun beds and straw parasols. There is a children's non slip shallow end, and the pool and terrace is surrounded by a child proof safety fence.
Alongside the pool there is a mini golf course, swings, trampoline, and further down the gardens a ball games and football area.
A laundry room is also situated close to the cottages adjacent to the games room where there is a full size table tennis table, and many toys and small bicycles. A storage area nearby holds extra beds and buggies which are available for hire.

Water Deposit
There are two mains water supplies feeding a 35,000 litre water deposit which feeds the cottages and restaurant though a pumped system.
The gardens which are a much admired feature of the complex have an automatic irrigation system and are mainly laid to lawns, flowers, trees and shrubs with some fruit trees. There is a large grassed area where a marquee can be erected for large functions such as weddings.

Future Development
There is ample spare land that subject to planning permission could be used to expand the business.
It should be noted that the business can be purchased either in Spain by purchasing SL in the usual way, or in the UK by purchasing the shares of the holding company.
